Our goal is to provide furnished, all-inclusive, flexible, clean, hassle-free rental accommodations for your vacation, relocation, work or study visit to Vancouver.

- To make a reservation, please check your dates using the availability calendars on the property's page. If your dates are available, you will be prompted to submit a reservation request. We will then contact you during local daylight hours to confirm your reservation and arrange payment of the security deposit required to complete your reservation.
- Security / Damage Deposit
- Payment of a security / damage deposit is required for us to make a reservation for you and turn away other interested people. Your deposit is held as security, and is refundable at the end of your reserved period. Please see our cancellation policy below. For stays of one month or more, the deposit is equal to 50% of one month's rental fee (standard for rentals in British Columbia). For stays of less than one month the deposit is 50% of the total rental fee or $300, whichever is higher. Please note that after you have submitted a request for a reservation, we cannot hold the accommodation for you while awaiting payment of the security deposit.
- Rental Fees
- Rental fees vary from property to property and season to season. For stays of less than a month, the full rental fee amount must be paid on check-in. For longer stays the first month is paid on check-in, with subsequent months paid in advance on the 1st of the month.
- Check-in / Check-out procedure

- Check-in time, unless otherwise agreed, is after 2pm.
- Check-out time, unless otherwise agreed, is before 11am.
When you check out of your accommodations, we will meet you to collect the keys, verify the accommodations (which we kindly request be left in tidy condition, but you do not have to wash sheets and towels - we will do this automatically when we change the room for the next guest), and refund the deposit. In the case of departure late at night or very early in the morning (for example to catch a flight) please be sure to make arrangements with us for your check-out.
- Identification
- On check-in, each guest will be asked to provide a piece of government issued photo ID.
- Noise
- All of our guests are entitled to quiet enjoyment of their accommodations. This means that sustained noise (lasting longer than 30 minutes) from a guest that diminishes the enjoyment of another is not permitted. Please keep your voice, television, music and activities in the common areas to a reasonable volume. Since all guests have different work and study schedules, consideration is expected at all times. Extreme, persistent lack of consideration for other guests may lead to cancellation of your stay without refund.
- Reservation Extensions
- Please let us know as soon as possible if you would like to extend your reservation.
- Cancellation Policy
- Reservation cancellations made more than 30 days prior to check-in are subject to a $100 administration and re-listing fee applied to the security deposit. In cases where any portion of a reservation is cancelled less than 30 days prior to check-in, the security deposit is forfeited.
- Internet Access
- A high speed (cable or ADSL) Internet connection is provided free of charge. In shared accommodations: we ask that guests do not engage in activities that use more than their fair share of bandwidth. Internet service may be denied to a guest in cases of excessive bandwidth usage or interference of their hardware with the functioning of the network. Please note that we cannot guarantee ideal networking conditions for some types of heavy Internet usage.
- Keys
- Lost keys are charged $5 each for replacement. In the event that you are locked out of the property due to lost keys, the fee for traveling to the property to unlock the door for you is $25. If you have been provided with a FOB or garage opener, they come with a $125 replacement fee.
- Notification of Needed Repairs
- We ask that you inform us immediately if you notice any needed repairs during your stay. We will endeavour to make your stay as comfortable as possible.
- Cleaning
- All accommodations are thoroughly cleaned prior to a new guest's check-in.
- Private apartments and condos: please arrange with us to have regular cleaning services if desired, for a fee.
- Shared accommodations: we provide cleaning of the common areas approximately every 10 days. We request that each guest be considerate to others by keeping common areas tidy. We ask that rooms be kept tidy as well, even though they are considered private areas. If you would like your room cleaned, we can arrange for maid service for a fee of $25.
- Security of Personal Belongings
- Though to date we have not had any problems with security, we ask that all guests be mindful of the security of the property and keep doors locked. We cannot be held responsible for any loss or damage to personal items.
- Pets
- Animals are not permitted in any of our properties. In the case where an animal has been brought into one of our properties, the guest may have their reservation cancelled without refund. Due to health issues, there are no exceptions to this.
- Smoking
- Smoking is not permitted inside any of our rentals at any time, and no cigarette butts may be disposed-of indoors.
- Extra Guests
- Your rental rate is for the exact number of people agreed when your reservation was made. All our properties have maximum occupancies, and extra person rates exist for guests of guests. Please contact us for more information.
When you check into your accommodations, we will meet you to give you keys and collect your rental fee. After you make a reservation, we will provide you with full check-in details and coordinate your check-in time.
